November 2016 Meeting Minutes

Call to Order:
A regular meeting for the board of directors of the association of unit owners of Lloyd park condominium was held in unit 301 of 1509 ne 10th ave Portland Oregon 97232 on November 23rd @ 7pm.

New Business

Approved:

-Installing solar with Kiel paying upfront costs. Panels will payback in under 10 years at which time the HOA will start collecting feed in tariff money. The panels should cover nearly 100% of common electric usage.
-Jose is going to come up with project proposal for fence in back
-Get two signs for front and back non-smoking
-Jose going to look at cleaning options
-2016 budget submitted. No increase in assessments, potential savings from cleaning to go to increase reserve account.

August 2015 Meeting Minutes

Call to Order:

Maintenance
-changed 4 light bulbs still have lots of new light bulbs to use
-drain cleaning was a success. Originally planned to do it on Thursday and combine with other work but smell was getting too bad. Had to have them come that night. Cost was $285. Said that he thought the pipe had “shifted” or bent and blockage was happening in pipe along bend. Will keep on happening until we get new pipe. This is the same problem we had before which had caused the old pipe to corrode through. We replaced the portion of the pipe that corroded through but do not know where the “shifted” portion of pipe is. Best case it is in part where there is tunnel under hallway and is easy to replace. Worse case is under someone’s unit buried underground.

Reason was coming up through utility sink is that drain for sink is connected to that waste line.

Window washing completed

Solar Update:
-Engineer came to look at roof, should have engineering report in next two weeks saying whether roof can handle panels
-Once I have final numbers of cost…. I’m going to attempt to get preapproved for loan to cover project. Once this happens I will meet with interested people to talk about joining “Lloyd park solar fund”.

Building photos:
Like to expand resident photo project and get new photos up. Need to come up with budget. Frames and photos are $15 each. Do we want copies of vintage Lloyd photos? 11x14 prints are $30 each. Frame of old building plans? I’d suggest a budget of $250.

 We still have not received any budget from candra since april

July 2015 Meeting Minutes

Call to Order:

Drip irrigation on timer is set up and running.
Keeping garbage in dumpster continues to be a problem. Future building project could include building fence or structure around dumpster.
Jose is going to look at replacing 15th ave apartment signs on outside of building with ones that say Lloyd Park. Jose is also printing new signs for bulletin board.


New Business
Signed paperwork for bank account transfer and check reimbursement for gardening supplies. Kiel mentioned that supplies exceeded $200 budget but that is because of drip irrigation system costs which should be one time. Future gardening annual gardening costs should be less than $100.

Agreed:

Unanimous vote in favor of contracting with Neil Kelly to do roof assessment for solar panels and deck.

Unanimous vote in favor of window washing to be scheduled this month.

To The Lloyd District Pedestrian Committee,

            We request the installation of three crosswalks at the intersection of 10th and Halsey. There are currently no crosswalks at this intersection and cars frequently do not stop for pedestrians waiting to cross this busy intersection. As the mall seeks to connect more with residents in the neighborhood having safe crossings for people to arrive by foot to the mall is increasingly important. This intersection is especially deserving of a marked crossing because the north side of Halsey is one continuous block and many people in cars do not realize this is a crossing. Below is a picture of the proposed crossing improvement.

June Meeting Minutes

Minutes for
Regular Meeting of the Board of Directors
of the
Association of Unit Owners of Lloyd Park Condominium June 10
th, 2015
CALL TO ORDER
A regular meeting for the Board of Directors of the Association of Unit Owners of Lloyd Park Condominium, was held in unit 301 of 1509 NE 10th Ave, Portland, OR, 97232 on June 10th, 2015. The meeting convened at 6:26 pm.

OFFICERSREPORTS
Kevin Southern reviewed the board minutes from February, March, and April. He motioned for an approval to the minutes. By general consent, the motion was approved.
None.
BOARD AND COMMITTEE REPORTS
The maintenance committee reported that four lightbulbs were replaced in the common areas this month.
The landscaping committee reported that they will be purchasing and spreading mulch in the condominium flowerbeds, and expects associated upcoming costs.
Ashley Rogers reported that the management company being used by the association, Northwest Community Management, continues to request that the association move accounts to a bank that is more convenient for the company to work with. The association is hesitant to move funds to Northwest Bank, recommended by Northwest Community Management, because there is no branch within walking distance from the condominium. However, the current bank

used by the HOA, Umpqua Bank, has been unable to complete basic requests regarding addition of authorized individuals to the account, despite multiple personal visits by Ashley to the branch. Thus, the board is investigating nearby banks for potential banking options based on banking services and proximity. Ashley will investigate both Bank of the West and OnPoint Credit Union.
Kiel Johnson reported that brick pointing was completed, but that there are several areas that need touch up work. The board walked around the building to assess the workmanship of the brick pointing, and concluded that several areas need to be touched up prior to releasing final payment to the brick pointing contractor.
Kiel Johnson reported that he is continuing to investigate options for installation of solar panels. He plans to invite Neil Kelly to the HOA annual meeting to review the solar panel proposal with homeowners for further decision.

BOARD AND COMMITTEE REPORTS
The maintenance committee reported that the hallway floor on the first floor has been repaired. The soft area has been fixed, and the pipes that were sweating beneath it, contributing to the problem, have been insulated to prevent recurrence.
The landscaping committee reported that there were three new ferns planted in the front walkway.
Ashley Rogers reported that the HOA’s annual tax filing is complete.
Kiel Johnson reported that after considering new insurance options, the board has decided to
maintain coverage with current provider: Sequoia Insurance.
Kiel Johnson reported that he is continuing to evaluate bids for solar installation options.
