Minutes for
Regular Meeting of the Board of Directors
of the
Association of Unit Owners of Lloyd Park Condominium
March 4th, 2012
Call to order
A regular meeting for the Board of Directors of the Association of Unit Owners of Lloyd Park Condominium, was held at the 3rd floor lobby of 1509 NE 10th Ave, Portland, OR, 97232 on March 4th, 2012. The meeting convened at 6:30pm.

Ashley Rogers, treasurer


Approval of minutes
Motion was made by Kevin Southern to approve the minutes of the October 2nd and December 4th meetings. Motion carried.
Officers' reports
None.
Board and committee reports
Ashley Rogers reported that "HOA Maintenance Services" recently completed repairs on the first floor hallway door, repairing the door's hinges. Also, the wood has been repainted around the fire escape door pane repair that was made several months ago.
Ashley Rogers reported that there have been increasing cases of litter around the common areas of the building, such as trash around the mailboxes and on the ground around the outdoor garbage bins. Recently, a tomato was dropped on the floor and left behind in one of the stairwells. After conferring with the board, she will be posting a reminder to residents regarding the need to clean up after themselves in common areas.
Ashley Rogers reported that she observed that the outdoor garbage bin was overflowing the day before the latest pick-up. She will make another observation just prior to the next scheduled pick-up or two and confer with the building sanitation service to see what the cost of a larger dumpster would be. Ashley will report back at the next board meeting.
The board is continuing investigation into options for the collection of past-due accounts.

Carpet Cleaning
Moved by Terry Spencer that…
The board contract ChemDry to perform cleaning of the building carpets. The bid received is within the carpet cleaning budgeted amount.

Mattress Disposal
Moved by Ashley Rogers that…
Whereas a mattress has been sitting next to the dumpster for an extended time now without being removed by the waste disposal vendor…
The board approve the necessary costs to have the mattress removed by the waste disposal vendor.
By general consent, motion carried.
Adjournment
Terry Spencer moved that the meeting adjourn at 8:00pm. By general consent, the motion carried. The next board meeting is scheduled for April 1st, 2012 at 6:30pm.
