Call to order
A regular meeting for the Board of Directors of the Association of Unit Owners of Lloyd Park Condominium, was held at the 3rd floor lobby of 1509 NE 10th Ave, Portland, OR, 97232 on December 2nd, 2012.  The meeting convened at 6:30pm.

2013 Budget
Moved by Terry Spencer that…
The board approve the 2013 budget as proposed.  2013 dues remain the same.
By general consent, motion carried.
Reserve Study
Moved by Terry Spencer that…
The board approve the 2013 reserve study as proposed.  No updates are necessary from 2012 reserve plans.
By general consent, motion carried.
2013 Budget
Moved by Terry Spencer that…
The board approve the two proposed amendments to the HOA governing documents be mailed to homeowners for a vote.  Mailing is planned for January of 2013, and voting to be completed by February 2013.
By general consent, motion carried.
Personal Use of Common Area Storage
Moved by Terry Spencer that…
Whereas not all owners would have the same opportunity to utilize limited common area storage closets, and…
Whereas the board is considering other uses for those spaces…
The board rejects the request from a unit owner to utilize some of the space in one of the common hallway closets for personal storage.
By general consent, motion carried.
Adjournment
Terry Spencer moved that the meeting adjourn at 7:20pm.  By general consent, the motion carried.  The next board meeting is scheduled for January 6th, 2012 at 6:30pm.

CALL TO ORDER

The Meeting was called to order by Candra Cole at 7:01pm.

APPROVAL OF MINUTES
AGREED

Frank made a motion to accept the minutes as submitted, Doug seconded, all in favor, motion passes by acclimation.

REPORTS OF OFFICERS

Terry re-capped the issues the Board addressed during the year; amending documents to allow the Association to pursue delinquent accounts through a law firm, sheet metal work completed and scuppers were replaced and repaired.

NOMINATIONS

Candra reported that no nominations were received prior to the meeting.  Candra opened the floor to nominations.  Terry nominated Kevin Southern;  Kevin accepted the nomination.  There being no further nominations from the floor, nominations were closed.

ELECTION OF OFFICERS

Due to there being only one vacant Board position and one nominee, Candra suggested making a motion to vote by acclimation.

AGREED

Frank made a motion to vote by acclimation, Doug seconded, all in favor, motion passes unanimously.

ADJOURNMENT

The meeting was adjourned at 8:10pm.

A regular meeting for the Board of Directors of the Association of Unit Owners of Lloyd Park Condominium, was held at the 3rd floor lobby of 1509 NE 10th Ave, Portland, OR, 97232 on April 1st, 2012.  The meeting convened at 6:35pm.

Approval of minutes

Motion was made by Kevin Southern to approve the minutes of the March 4th meeting.  Motion carried.

Officers’ reports

Terry Spencer reported that Vial Fotheringham has agreed to assist the board to propose improvements to enhance our collections procedures and processes as documented in our bylaws.  These improvements will be proposed to the association for approval.  The agency has also agreed to assist the board in proposing a non-smoking addition to the building bylaws.  The firm is occupied with several other activities at the moment, and has agreed to engage with the board within the next several weeks.

Terry Spencer reported that keys for the front door call box have been ordered.  They have not yet been received despite the vendor charging for them, and Terry is checking back with the vendor to see where they keys are.

A regular meeting for the Board of Directors of the Association of Unit Owners of Lloyd Park Condominium, was held at the 3rd floor lobby of 1509 NE 10th Ave, Portland, OR, 97232 on March 4th, 2012. The meeting convened at 6:30pm.

Approval of minutes
Motion was made by Kevin Southern to approve the minutes of the October 2nd and December 4th meetings. Motion carried.

Board and committee reports
Ashley Rogers reported that "HOA Maintenance Services" recently completed repairs on the first floor hallway door, repairing the door's hinges. Also, the wood has been repainted around the fire escape door pane repair that was made several months ago.
Ashley Rogers reported that there have been increasing cases of litter around the common areas of the building, such as trash around the mailboxes and on the ground around the outdoor garbage bins. Recently, a tomato was dropped on the floor and left behind in one of the stairwells. After conferring with the board, she will be posting a reminder to residents regarding the need to clean up after themselves in common areas.
Ashley Rogers reported that she observed that the outdoor garbage bin was overflowing the day before the latest pick-up. She will make another observation just prior to the next scheduled pick-up or two and confer with the building sanitation service to see what the cost of a larger dumpster would be. Ashley will report back at the next board meeting.
The board is continuing investigation into options for the collection of past-due accounts.

Carpet Cleaning

The board contract ChemDry to perform cleaning of the building carpets. The bid received is within the carpet cleaning budgeted amount.

Mattress Disposal

Whereas a mattress has been sitting next to the dumpster for an extended time now without being removed by the waste disposal vendor…
The board approve the necessary costs to have the mattress removed by the waste disposal vendor.
By general consent, motion carried.
